Arbolada Towers stands in Arbolada, a planned residential corridor off Avenida Huayacán on the Cancún mainland. It is not in the hotel zone and it is not on the coast — this is the part of Cancún where the city actually lives.

That is both the reason to consider it and the reason to rule it out. There is no beach and no sea view; the coast is a drive. What there is instead is a working neighbourhood — a Chedraui Selecto supermarket, gyms, restaurants and hotels a few minutes away, on a grid of streets named after trees. For a buyer who intends to live in Cancún rather than holiday in it, or to let to people who do, that is the more useful proposition.

One thing to weigh before comparing prices: this building sits in a cluster of directly comparable ones. Torre Arbolada, Arbolada Grand, Arbolada Residential Suites and several more are within a few blocks. Concentrated supply is good for services and for tenants, and less good for standing out on resale — which means the specific building, its finish and above all its administration matter more here than the address does. Ask what the maintenance fee covers and who runs it.

The corridor still backs onto undeveloped green land to the west. An open outlook today is not a guarantee of one later, so ask what is zoned for it before paying a premium for a west-facing unit.
