Five ensuite bedrooms are arranged to work for large groups without sacrificing privacy: a Primary Oceanview Suite with a king bed, private terrace and hammock, a walk-in closet, and a spa-style bathroom with a rain shower and freestanding soaking tub; a Junior Suite with a queen bed and a sofa that converts into two singles; a Family Bunk Suite with four full-size beds and its own terrace; a Double Queen Suite; and a Bunk Suite with four more full-size beds — each with its own private or en-suite bathroom.

Interiors were recently renovated in a light, understated palette. High-speed Starlink internet and a Sonos sound system run throughout the residence.

A private rooftop terrace with a jacuzzi sits above the sea — a quiet spot for sunset drinks or stargazing, separate from the building's shared amenities. Downstairs, residents have access to two heated pools open 24 hours a day and to the beach itself, about 50 meters from the building, known locally for its calm, family-friendly water and powder-white sand.

Residencias Reef sits on San Francisco Beach on Cozumel's west side, inside the island's dive corridor. The reef system is accessible directly from the beach, and El Cielo Marine Protected National Park — one of the Caribbean's best-known snorkeling sites for starfish and manta rays — is roughly 20 minutes away by boat.
