Kiino

Kiino sits at the northern end of Cozumel, inside Cozumel Country Club and on the boundary of the island’s natural reserve. That position does two things for an owner. It places the golf course and the preservation zone directly alongside the development, and it effectively caps what can be built next door — the reserve boundary means no immediate urban growth is coming.

The community is built out across eight buildings (A through H) in two delivery phases — Buildings C, D, E and F delivered July 2024; Buildings A, B, G and H delivered March 2025 — so the project is now fully built and occupied rather than pre-construction. Six typologies are offered, from a one-bedroom Suite Terrace (64.40 m² total) to a three-bedroom Villa Roof (268.95 m² total). Several typologies can be joined to an adjoining Suite Terrace through an internal stair with a lockable door — a practical way to rent part of a residence without surrendering access to the rest of it.

Seventeen amenities serve the development, immersed in 8,907 m² of landscaped jungle grounds (70% of the 12,724 m² total site). The wider Country Club master plan spans eleven macro lots covering residential, commercial and recreational use, with the mangrove area kept as a controlled preservation zone rather than developed.

Construction is modular, which is why the layouts are unusually flexible: kitchen placement, or whether a room reads as a television room or an additional bedroom, is decided per unit rather than fixed by the floor plate.

For a buyer the argument here is scarcity of setting rather than scarcity of supply. Golf frontage, a reserve boundary and controlled access are difficult to assemble again on an island this size.
